POWERFUL INFLUENCES IN BUYING A CONDO

CELEBRITY ENDORSERS???
(Advertising Vs. Facts)

SHARON CUNETA
After her stunning move from Globe Telecom to Smart Communications recently, Cuneta has also changed allegiance as far as her choice of passenger shipping line is concerned.
Effective next month, the megastar will be the face of the new and improved Sulpicio Lines Inc., breaking away from her long association with Superferry of Aboitiz Transport System Corp.
“I have made a new discovery. I realized that there are some things in this world na mas exciting mas masaya,” Cuneta said in a conference call with reporters. (notes taken from http://whimsicalway.blogspot.com)

She did endorse a residential condo somewhere in Pasay years ago… Though I must warn those curious to see the building now… there is an extreme risk for your security… both for your life and money.

PIOLO PASCUAL

Before flying to Canada during the Holy Week, Piolo Pascual and Sarah Geronimo found themselves busy performing in Pampanga for Globe Asiatique's unveiling of a dream project, Xevera Mabalacat. (notes taken from http://thepiolopascualportal.blogspot.com)

Funny note that Piolo Pascual also models for Century Properties a Globe Asiatique competitor.

Marian Rivera

There are a lot of rumors circulating that the leading lady of the hit drama, Dyesebel, has been having attitude problems. According to my sources, there were times when she has been absent in her shows or appears late. Is fame already getting into her head? (notes taken from http://kristinetoribio.wordpress.com)

She is now endorsing a new player in Condo development, thought that company is the leading retail company…

It’s aggressive approach in introducing pre-selling condos is alarming. The question of quality of accounts still remains to be seen and its strength can be determined 3-5 years from now. Maybe its undetermined success does not go also in the heads of that developer.

For me, investing in an undetermined success  in an investment portfolio is like gambling – betting your real estate investment.

PROFILES OF MY 3 RECENT BUYERS
(January 2010)

A teacher in an International School

She has one daughter and happily married to a Korean national. The Korean is the first one to visit our showroom. Early 7:00 in the morning the following day he excitedly brought his wife and daughter.  Luckily for us and my Sales Manager, we report to the office early so we have gladly assisted them again.

The happy couple decided to get a 22sqm studio unit; I am just not sure if that purchase will be for them to use or saving it for an investment and liquidate it in the future or for their daughter’s use when she grew up and decides to be “independent”. Though they have share with us that they have also brought a condo unit from an Ayala project years before. They are very particular with the developers stability and strength so they did not hesitate getting their second condo purchase from us, Filinvest Land. (Important to note that, most of us (Sellers) came from Ayala also- and we have thought the same).

Lady Boss, a Regional Manager for a Pharmaceutical Firm

This one is tough and tricky. From a series of emails and calls via her Secretary, the “Lady Boss” decided to attend our Open House. My Sales Manager had a tough time with this one tough lady. It is understandable because of her position it is expected for her to be very articulate for every minute details. Starting from the exact floor area, the details on the deliverable unit, the exact computation and discount she could avail and referring to her Feng Shui expertise in choosing her preferred unit.

The next day, the day she had committed to give her check, she brought along her sister an architect by profession to double check some more – bring a measuring tool to completely satisfy all her concerns. She gave her client deposit payments along with documents needed for the sale and from her ID card her current address is The Columns in Ayala Avenue.

The Businessman from Pangasinan

It started from her daughter’s inquiry in one of our exhibits in a nearby mall in her area. They are shopping for appliances and furniture as replacements to typhoon Ondoy’s devastation. It is sad to note that their rented apartment in the vicinity was not spared by the flood.

She works as a supervisor in a multinational company based in Makati. Her father is a businessman in Pangasinan and also in politics. She persuades her parents to visit our showroom and eventually get them a 1 bedroom unit. The good hearted parents upon seeing the model units did not hesitate to get a unit for her and her brother.  They are been long renting in the vicinity and they don’t see any reason of moving to another area, though they experienced Ondoy they have decided if that devastating natural event comes again, they will now be safe and sound inside their unit on the 21st floor, and of course up there, it's FLOOD FREE!
